Description
Supplements: I had the pleasure of inspecting Larry and Pam's home 12/9/25. Below I will give a summary, and I will attach the drawing and the photos. Inspection: The concerns here are the few cracks in the stucco/ block foundation. We have a process to test foundation settlement that starts by doing a visual inspection. I could see the places of concern but noted there is 1/8" or less of separation and no offset. Next I used a self leveling laser to determine if there is differential settlement. As you will see in the photos, there laser stays with the top edge of the block with no more than 1/8" of difference anywhere on the foundation. Others things to note, there has been an encapsulation install on this home. This seems to be done well, fully covering the walls, leaving one block exposed for an inspection window. This is covering the floors, around the columns and the seems are taped. There is an Aprilaire Dehumidifier installed to maintain proper humidity levels. From what I could tell, there is no microbial growth. Inside the home there are no cracks. In the Sheetrock and all doors and windows function properly. Conclusion: This home is in great shape with no evidence of foundation or floor framing settlement. Kind regards, Chase Griffith-CFI 423-661-6078 Chase.Griffith@afsrepair.com
